 JOB PROFILE:

Responsible for the pristine condition of the grounds, common areas, pool and spa and assist where possible to keep the property in top condition.

GENERAL PURPOSE OF POSITION:

To maintain the property grounds, exterior common areas and surrounding areas in clean, neat condition.  Maintain the property appearance to meet GB standards and those of all residents.

ORDINARY DUTIES: (specific duties include, but are not limited to)

  1. Reports to the Service Manager to receive direction, priorities, and daily assignments.
  2. Responsible for meticulous upkeep from perimeter fence around the property, the main and secondary entrances to the property, the route and exterior foyer to the model(s), building exteriors and parking lots.
  3. Remove trash from the entire community on a daily basis.
  4. Maintain daily all dumpster areas to ensure that all trash is properly disposed of and that the dumpster areas are neat and clean; includes sweeping any loose trash and power washing as needed. Routinely inspects for rodents, ants, flies, and other pests in these areas and takes action to eliminate them.
  5. Immediate pick up of any type of litter (which includes pet droppings) from any exterior or common area to maintain sharp appearance.
  6. Life safety. Perform all work under safety procedures of the maintenance manual (i.e., protective gear such as gloves, shoes, eye shields, etc.).
  7. Maintains the cleanliness of all landings, breezeways, or common areas and reports improper storage of bicycles, motorcycles, etc. in these areas. May include tagging violations.
  8. Assist Service Manager/Property Manager and/or perform assigned maintenance tasks in a timely manner.
  9. Assist maintenance team with snow removal (review snow removal policy).
  10. Report any maintenance concerns for repairs on exterior common areas to the Service Manager
  11. May be tasked with touch up paint in exterior common areas or exterior to maintain sharp appearance.
  12. When in contact with residents acknowledge all with a cheerful greeting and a helpful attitude.
  13. Snow removal as needed utilizing snow blowers, shovels, ice melt equipment, etc.
  14. Inspects for fire hazards that may appear on balconies, hallways, landings, dumpsters, etc. and alerting the office as to the violation. May include tagging the violation.
  15. Monitors and reports the failure of the landscape contractor to remove grass, tree limbs, or brush cuttings, etc. or to perform other duties such as sprinkler repair or maintenance as required. Landscapers are not allowed to dump their clippings, trimmings, etc. in the site dumpster; they must remove from the property every time.
  16. Frequently, power wash walkways by the office and models and pool areas. Breezeways should be on a rotation as often as needed to maintain a clean appearance.
  17. Cleans parking lots including curb areas, oil spots, etc. of trash, leaves, dirt, etc. With approval, tag all vehicles that are inoperable, expired plates, flat tires, on blocks, not parked in proper spaces, etc.  It will be the Property Manager’s decision on whether to tow.
  18. Make the Service Manager aware of problems throughout the property such as pool drainage areas, flooded areas, etc.
  19. Maintains equipment used in the performance of this position.
  20. Performs daily preventative maintenance on pool and spa to maintain proper pH balance. Keeps accurate records of chemical balances and submit them at month end to the Service Manager or Property Manager.
  21. Complete education requirements for current position; take additional in-service classes through LMS, local Apartment Associations, etc. to improve mechanical skill sets.
  22. Participates in shoveling snow from walks, stairs, breezeways, etc. before the office opens keeping all appropriate areas free of snow and ice. Make sure ice melt/sand is used when necessary.  May include documentation of actions on the snow removal log.

Requirements:

Minimum one year of experience in grounds keeping, apartment or related maintenance with a general knowledge of HVAC, plumbing, electrical, appliances, and carpentry helpful. Preferred candidate holds a CPO certificate. Maintain clean, neat appearance; ask for a copy of the dress code. Exhibits an ability to work well with residents, co-workers, supervisor, company employees and vendors.

Salary Range:
$18.00/hr
