Are you ready to take the next step in your multifamily career? Griffis/Blessing is looking for an experienced Regional Property Manager to lead a portfolio of apartment communities in beautiful Grand Junction, Colorado.

Overseeing a portfolio of sites in the Western Slope - Grand Junction, CO market, to include staff supervision and capital improvement projects.  Assist with and review site budgets, marketing and advertising to meet occupancy and collections.  Monitor budgets compared to proforma and make changes as needed to meet goals.  Conduct regular site visits and inspections, staff training, audits, reporting and policy implementation as needed.

GENERAL PURPOSE OF POSITION:

Support and guide site staff to meet budget and occupancy goals.  Must be flexible, organized, detailed oriented. Provide timely, articulate, and accurate correspondence as requested.  Monitor all weekly, monthly and historical reports for Multifamily Property Services and Owners Group. Review financials monthly and keep owner apprised of property performance.  Bi-monthly, review timesheets, benefits, and PTO documentation of on-site employees and work with payroll contractor for terminations, issues, etc. Review for accuracy and completeness: Employee First Report of Injury, Incident Reports, and other specialty reports to reduce liability for ownership and management.  Work with regulations and guidelines for Asbestos, Radon, Lead-Based Paint, and any municipalities to meet required regulations. Other department duties as requested to support multifamily property services group or Griffis/Blessing, Inc.

ORDINARY DUTIES: (include but are not limited to)

  1. Support Site Staff to meet the goals of ownership/budget
  2. Give clear direction to Management Assistant(s) supporting the portfolio
  3. Prepare or review monthly, quarterly and annual reports for the properties/owners
  4. Prepare additional reports for the owners as requested
  5. Project management of renovations at the site to meet the timelines expected working with the Construction team, as needed.
  6. Employment support to include payroll paperwork, timesheets, and bonus plans.
  7. Contract preparation and management
  8. Preparing monthly documentation for payment of credit cards, reimbursement invoices, and mileage.
  9. Research projects
  10. Regularly visit sites to ensure implementation and compliance of all policy and procedures
  11. Conduct site audits, as assigned, to ensure procedures are followed.
  12. Assist on-site teams with policy interpretation, compliance and implementation
  13. Monitor YieldStar and Entrata changes where needed
  14. Due diligence and budget preparation on new acquisitions assigned
  15. Additional duties as needed by the company or department

QUALIFICATIONS:

  • Five or more years of successful multifamily property management experience, including management of large communities or multiple properties.
  • College degree preferred
  • Prefer current Real Estate License for Colorado or ability to achieve license within six months
  • CAM, CPM or CAPS are a plus.
  • Two years with proven responsibilities managing large sites, multiple sites, new construction and lease up
  • Professional conduct and appearance
  • Strong leadership skills
  • Excellent grammar, punctuation and spelling.
  • Proven success in multifamily management of quality investment properties
  • Experience in renovations, reposition of properties
  • Intimate knowledge of on-site property management and everyday procedures
  • Positive attitude, self-starter with ability to accomplish tasks with little direct supervision
  • Excellent organizational skills and ability to prioritize
  • Strong skill set in logical thinking, reasoning, math, etc.
  • Keyboard – preferred 55 wpm
  • MS Word, Excel (Intermediate level) and Outlook skills required
  • Entrata, OneSite, AMSI, Yardi, and/or YieldStar Software experience.
  • Flexibility regarding special tasks and work hours (additional tasks, overtime, etc.).
  • Strong public speaking and telephone skills
  • Ability to deal professionally with owners, employees, residents and vendors.
  • Ability to pass urine drug screen, Workman’s Compensation, drivers’ license requirement, and background investigation to include a clean driving and criminal record.
Salary Range:
$95,000 to $100,000/year
